We order a project for a country house with a small area: estimates, drawings, prices

To build even a small house, you need a project. It is difficult to do it yourself, without skills and knowledge. Any mistake in the drawings or estimates will lead to problems with construction, operation. The way out is to analyze the projects of small one-story houses, draw up requirements and choose one of them.

Features of one-story cottages

Drawing up projects of small cottages and dachas is carried out by architectural bureaus. Their websites provide examples of work – photos of finished buildings, layouts, landscaping. Such offers are individual or standard. In the first case, standard documentation, a list of materials, and the procedure for performing work are proposed. It takes more time to compile individual ones. The reason is a preliminary analysis of the land plot, drawing up requirements for the construction, taking into account the wishes of the customer.

The specifics of projects of small one-story houses are as follows:

  • Layout. On a relatively small area, up to 100 m², it is necessary to distribute living rooms, utility and utility rooms.
  • Estimate. The degree of comfort of living depends on the type of walls, the method of insulation and sound insulation. Additionally, take into account climatic conditions, the location of the site.
  • Engineering Communication. Placement of power lines, gas supply, type of sewerage (autonomous, central) and water supply.
  • Additional objects. It can be garages, outbuildings, an attached boiler room or a bathhouse.

The finished project of a small cottage consists of three sections – architectural, constructive and engineering. The first two are required, as they indicate the layout, methods of building a house. Engineering is needed for the correct laying of communications. Usually it is ordered additionally.

Advice: the cost of standard design documentation for a small cottage or summer cottage is from 15 thousand rubles. But before ordering, you need to find out what a particular project includes.

Project selection

The first is to choose an architectural bureau. It must be a reliable company, you can learn about it from the portfolio, examples of work. An alternative way is to study customer reviews. The site has a full description of each offer. You can learn about the layout, consumption of materials. There are additional services – insulation, changing the type of foundation from strip to reinforced concrete slab. You can find out the details via online chat, by phone or by sending a request.

What parameters of the house need to be checked in the plan.

  1. Number of floors – 1. Rarely order a “box” size 8×8 with two levels.
  2. Total and living area, dimensions of the “box”. Additionally, you need to know the height of the ceilings.
  3. Layout – the number of bedrooms, the location and area of the kitchen, utility rooms. For suburban real estate, it is important to have a boiler room, auxiliary rooms for installing water supply system pumps.
  4. From what the cottage, cottage will be built – brick, gas blocks, monolithic casting. The latest technology is rarely used. Separately, the type of interfloor overlap is analyzed – a slab or a lag system. An alternative option is a frame house.
  5. Attached buildings – garage, boiler room, sauna. The presence of an attic.
  6. Possibility of adapting documentation to specific conditions of the site. The terrain, soil, groundwater level are taken into account. In some cases, you need additional insulation of the foundation, the organization of drainage.

Important: housing with permanent and seasonal residence may have different projects. Small one-story houses for permanent residence are made with a reliable heating and sewerage system. For a seasonal dacha or cottage, the operating conditions are different.

Tip: the company needs to find out about the possibility of making changes to the project documentation specified in the catalog. This will increase the cost, but improve the operational and technical characteristics of the building.

Additional objects

In addition to the main building, there are usually several auxiliary buildings on the site. It can be a summer kitchen, a garage, a bathhouse, outbuildings. Some of them are built according to project documentation. The reason is the need to comply with current requirements, the supply of engineering networks. The way out is to include their design in the current estimate, make a drawing for each, indicate the current area in sq.m.

Even if their construction is completed later, you can always change the prices in the estimate to the current ones. So you can plan a phased arrangement of a suburban area. It is important that the project of a small country house meets the requirements of GOSTs, SNiPs, and sanitary regulations. The latter includes the location of an autonomous sewage septic tank, the arrangement of a well or well for water supply.
